Tenant Orientation Letter

We appreciate you choosing Royal Storage for your self storage needs. Let us know how we can be of assistance. Below are a few items you should know while storing with us.

  • A follow up email will be sent to you with copies of the documents you signed during the online rental process.

  • Your storage unit number is also your account number in our system. Please refer to it when inquiring about your account or making payment.

  • Your unit number and gate access code can be found in clause number 3 of the lease agreement you signed with us.

  • To access the property enter your access code in the keypad at the entrance gate following the instructions mounted on top of the keypad. Our standard gate hours are 7:00am until 7:00pm / 7 days per week. If you need extended hours, please contact our office for approval. To exit pull your vehicle up to the center of the gate and it will open and close automatically for you 24 hours per day. We strongly recommend making sure you are confident in accessing your unit before bringing your belongings to the property if you are moving in after our office hours as we are not available outside of those hours to assist.

  • When you locate your enclosed storage unit, it will have a temporary tag on the latch. Dispose of the tag and apply your own lock. For security purposes we recommend that you use a disc style lock which we sell during office hours along with boxes and moving supplies. Additionally, the terms of our tenant insurance policy waive the deductible if you use a disc lock.

  • Outside parking tenants please make sure you park in the center of your assigned space, so you do not impede other tenants’ space. You are only permitted to store the equipment referenced in your lease agreement in your space.

  • Rent is due on or before your due date. We do not send invoices or statements. However, we will send a reminder if the rent has not been received within 5 days of your due date and you might receive a phone call from us as well. If the rent is 10 days past due including the due date a $20 late fee will be assessed. An overlock will be secured to your enclosed unit or equipment and your gate code will be disabled until payment is made in full. The overlock will then be removed during our office hours. We highly recommend setting up automatic bill payment online if you did not already do so during the rental process to avoid service interruptions.

  • In addition to automatic bill payment we accept cash, checks, and money orders. You are welcome to mail checks and money orders as well as drop them in our drop boxes at either location 24 hours per day. Cash payments should only be made in person during our office hours.

  • We do not provide trash disposal service. Please make sure you leave your unit completely empty and remove your lock when you vacate your unit. We would appreciate 10 days advance notice when you plan to vacate your unit.
